A different kind of property buyer.

Most “we buy any house” companies work the same way: one offer, at one discount, on a template that doesn’t account for your property. We don’t. We look at what you actually have, then suggest the route that genuinely suits it.

What we believe

  • Sellers deserve clear options, not pressure. You’ll get a written figure with the evidence behind it, and as long as you need to think it over.
  • Certainty has a value — but it’s a real trade-off. For some sellers, a sale that genuinely can’t collapse is worth more than the highest possible price. For others it isn’t. We’ll help you think that through honestly, not sell you on it.
  • If we can’t help, we’ll say so. Some sellers are better served by an estate agent, a free debt adviser or a family solicitor. We’ll tell you when that’s true.
  • Introductions only when they’re better for you. We only introduce you to a partner agent or an investor buyer when it’s genuinely a better outcome for you — never because it’s easier for us, and always with your permission first. If we receive an introduction fee, it comes from them, not from you, and we’ll tell you.

Why a direct sale can make sense in England & Wales

Here, agreeing a price isn’t the same as agreeing a sale. Nothing is legally binding until contracts are exchanged. Until that point, a buyer can walk away, lower their offer or lose their mortgage, and a rival buyer can gazump them. Chains make it worse: one collapse anywhere can take every sale in the chain with it.

We don’t depend on a mortgage lender, and we have no property of our own to sell first. That removes the most common reasons a sale falls through. Once we exchange contracts, we’re as legally committed as you are.

What we buy that others struggle with

Leasehold flats with short leases

Under 80 years left, awkward service charges, or a freeholder who won’t respond. More on leasehold.

Tenanted property and HMOs

Sold with tenants in place, and no eviction needed. HMO licences don’t transfer, which puts many buyers off but not us. More for landlords.

Homes needing serious work

Knotweed, subsidence, fire or flood damage, or non-standard construction. More on problem properties.

We work at the estate’s pace, alongside the executors’ solicitor. More on probate.

The honest trade-off

A direct cash purchase is typically around 75–85% of a property’s realistic open-market value. That’s less than you might achieve with an estate agent, if everything goes to plan. In return, you get a buyer who isn’t relying on a mortgage or a chain, a date you can plan around, and no agent’s fee, viewings or repairs.
