Sell your house in Liverpool — with tenants, or without.
Liverpool has a lot of terraced housing, a large private rental sector and a city centre full of apartments. Many of them were sold off-plan to investors, so many of the sellers we speak to here are landlords, and many properties come with complications that put mortgage buyers off.
Selling a property in Liverpool
Two-up, two-down terraces fill much of Anfield, Walton, Kensington, Wavertree and Toxteth, a large share of them let. Liverpool has operated selective licensing across much of the city, so landlords selling a let property need to think about licences, which don’t transfer to a buyer.
Some city-centre apartment developments have had well-publicised problems, from unfinished buildings to cladding and management disputes, and resale can be difficult. We look at each block on its merits.

How a direct sale works in Liverpool
- Tell us about the property. Two minutes online, or a quick call.
- Honest valuation. Based on recent sales on your street, typically within 24–48 hours.
- Written offer, or a better route. If an estate agent would serve you better, we’ll say so.
- Exchange, then completion. Typically 14–28 days from offer accepted, using your own conveyancer.

Selling in England
In England, a sale isn’t legally binding until exchange of contracts, so an open-market buyer can still pull out, gazump or gazunder right up to that point. Landlords should also note that, since 1 May 2026, the Renters’ Rights Act has changed how possession works. Selling with tenants in place avoids the process entirely. See landlord exit.

Common questions from Liverpool sellers
Will you buy an apartment in a troubled city-centre development?
We’ll look at it honestly. Some we can buy, some we can’t, and we’ll tell you which quickly, rather than stringing you along.
My rental needs a licence — does that stop a sale?
No. Licences don’t transfer to a new owner, and we deal with licensing on our side.
Do you have an office in Liverpool?
No, and we won’t pretend to. We’re not a high-street estate agent. We work with sellers across England & Wales by phone and online, and visit the property in person when we need to. Depending on the property, we either buy directly or, with your permission first, introduce you to a vetted partner better placed to help.
How much will you offer for my Liverpool property?
For a direct cash purchase, offers are typically around 75–85% of realistic open-market value, based on recent comparable sales on your street, not a city-wide average. Every offer is in writing, with the evidence behind it, and there’s no obligation to accept.
