Refurbishment purchase: a fair price for a property that needs work.
Properties needing serious work are often priced harshly by the open market, because mortgage buyers can’t proceed and speculative buyers price for the worst case. We price the work realistically, based on what we see, and buy it as it is.
How it works
- We assess the property and the works it needs, from cosmetic updating to structural repair.
- We value it twice: as it stands, and as it could be once refurbished.
- We make a written offer that shows the main figures behind it. If a vetted investor buyer could genuinely do better for you, we’ll tell you, and only introduce them with your permission.
- You sell as-is. There are no repairs, no builders and no clearance, and no fee to you. Completion follows your conveyancer’s legal checks.

- Homes needing a full renovation — new kitchen, bathroom, wiring or heating throughout.
- Damp, rot, roof or structural problems.
- Fire- or flood-damaged properties.
- Non-standard construction needing repair to a lender-approved standard.
- Properties with potential to extend, convert or reconfigure. We’ll never promise planning outcomes.
The honest trade-off
Our offer reflects the cost and risk of the works. It will be below what the property would fetch once it’s refurbished — someone has to fund and manage the project. The benefit to you is that you don’t have to.
Common questions
How do you work out the price?
We start from what the property is likely to be worth once it’s put right, backed by comparable sales. Then we deduct a realistic cost of works, plus the holding, finance and resale costs, and a margin for the risk. We show you the main figures, so you can see how we got there.
Why would you introduce an investor instead of buying?
Some projects are better suited to a specialist — a large conversion, say, or a property with planning potential. If an investor buyer can offer you a better or more certain result than we can, we’ll say so, and introduce them only with your permission. They may pay us an introduction fee; there’s no fee to you.
Should I just do the work myself?
If the work is modest and you have the money, time and appetite, repairing first and selling on the open market may get you more. We’re happy to talk that through honestly.
