In England and Wales, nothing is legally binding until contracts are exchanged. Until then, a buyer can walk away, or a rival buyer can gazump them with a higher offer. A buyer can also gazunder you, dropping their offer at the last minute. None of this is against the law.

How the numbers actually work.
A direct sale almost always means a lower headline price than the open market. The trade-off is certainty and speed, and fewer costs along the way. Whether that’s worth it depends on your situation, so here’s an example with nothing hidden.

Here, the open market would likely leave the seller around £40,000 better off, if the next sale completes. The direct sale swaps that for a fixed date and no further risk of collapse. For some people that’s worth it. For others it isn’t, and we’d say so.
Common questions from sellers.
How is this different from a normal estate-agent sale?
An estate agent finds you a buyer, but can’t guarantee the sale — offers can still fall through right up until exchange of contracts. When we buy directly, there’s no chain and no other buyer who can pull out. Once we exchange contracts, the sale is legally binding on both sides.
How much will you offer me?
It depends mainly on how quickly you want to sell. If speed matters most and you can be flexible on price, we can move fast at a lower figure. If you can give us more time, we can usually get closer to full market value, sometimes by finding the right investor buyer. Condition, tenure and local demand play a part too. Every offer comes in writing, with the comparable sales evidence behind it.
Are there any fees?
Where we buy directly, or introduce you to an investor buyer, there’s no fee to you. If we think the open market would serve you better and introduce you to a partner estate agent, that agent’s own fees apply. We’ll always tell you which applies before you commit to anything. You’ll still need your own conveyancer, as with any sale.
How long does it take?
From accepting an offer to completion typically takes 14–28 days, subject to your conveyancer’s legal checks. It can be quicker where the paperwork is straightforward, or slower if we’re waiting on something like a Grant of Probate or a freeholder’s leasehold pack. We’ll work to a date that suits you.
Do I need a solicitor?
Yes. You’ll instruct your own solicitor or licensed conveyancer, acting only for you. That independence protects you, and it’s how every legitimate property sale in England and Wales works.
Will you buy a leasehold flat with a short lease, or a tenanted property?
Yes to both. We factor a short lease into our offer, so you don’t need to extend it first. Tenanted properties can be sold with tenants in place, with no eviction needed. See short lease & leasehold problems and landlord exit.
