How it works
- Valuation. We look at recent comparable sales and visit the property. This is typically done within 24–48 hours of your enquiry.
- Written offer. Typically around 75–85% of realistic open-market value, with the reasoning shown.
- Conveyancing. You instruct your own conveyancer. There’s no mortgage valuation and no chain to wait on.
- Exchange, then completion. Typically 14–28 days from offer accepted to completion, subject to legal checks, or on a later date if you prefer.

Common questions
Why is a cash offer lower than market value?
Because we take on the costs, risks and time that a buyer and seller would normally share: any refurbishment, holding costs while we sell or let it, resale fees, and the risk that the market moves. In exchange, you get certainty, speed and no agent fees, viewings or repairs.
Is it really cash — no mortgage at all?
Yes. A direct purchase isn’t dependent on mortgage approval. Your conveyancer is entitled to ask for evidence of funds, and we’ll provide it.
Who pays the legal fees?
Each side pays its own conveyancer, as with any sale. There’s no fee to us.
Can I negotiate?
Of course. If you have evidence we’ve missed — a recent sale nearby, or work you’ve done — send it over and we’ll look again. We won’t invent a higher number to win you over, then reduce it later.
