Property types

The property types we buy.

Houses, flats, maisonettes, bungalows, buy-to-lets and HMOs, in any condition, across England and Wales. Each type comes with its own quirks. Here’s how we handle them.

What affects the price for each property type

Property typeWhat usually matters mostCommon reasons a normal sale stalls
Freehold housesCondition, construction type, and recent sales on the streetSurvey findings, non-standard construction, and chains
Leasehold flatsYears left on the lease, service charges and ground rentShort leases, slow freeholders, major works, and building-safety paperwork
Buy-to-lets & HMOsRent, tenancy terms, licensing, and room sizesNo vacant possession, licences that don’t transfer, and specialist lending

Whatever the type, our valuation starts from recent comparable sales. Then we adjust honestly for the specific issues above, and show you how we got to the figure. If a property would sell well to a mortgage buyer and you have time, we’ll tell you an estate agent may get you more.

Anything else?

We also consider bungalows, maisonettes, share-of-freehold flats, ex-local-authority homes and properties with development potential. We look at retirement or age-restricted properties case by case. If yours doesn’t fit neatly into a category, tell us about it anyway.
