How our coverage works
We’re not a chain of local branches. We work with sellers by phone and online, and visit the property in person when we need to. That lets us look at properties anywhere in England and Wales.
For each property, we’ll do one of two things:
- Buy directly, where the property and the area fit what we buy.
- With your permission, introduce you to a vetted partner — an investor buyer or a partner estate agent — where they’re better placed to help. We never pass on your details without asking you first.
Either way, you’ll get an honest answer quickly, including a straight “this isn’t one for us” if that’s the case.
England and Wales aren’t identical
Selling a home works in much the same way in both nations — exchange of contracts, then completion, registered with HM Land Registry. But there are real differences, and we treat them properly:
- Buyers pay Stamp Duty Land Tax, administered by HMRC.
- Most tenancies are assured tenancies under the Renters’ Rights Act rules.
- Buyers pay Land Transaction Tax, administered by the Welsh Revenue Authority.
- Tenancies are occupation contracts under the Renting Homes (Wales) Act 2016.
As a seller, you don’t pay either transfer tax, but it affects buyers, and so the market. We mention it because many websites wrongly treat the two nations as one.
