Japanese knotweed
Sellers must answer a specific question about knotweed on the TA6 Property Information Form. Many lenders will only lend where there’s a professional treatment plan in place. We can buy before, during or after treatment.
Non-standard construction
Many post-war homes across England and Wales were built with system-build methods, such as BISF steel-framed houses, Airey, Cornish Unit, Wates, Unity and Reema. Some lenders won’t lend on them, particularly those designated defective and not repaired to an approved scheme. We buy them.
Structural problems
Subsidence, failed lintels or bowing walls don’t rule you out. We’ll factor in the repair cost honestly, based on what we see, not a worst-case guess.
Fire, flood and hoarder properties
Damaged, cluttered or uninhabitable properties can be bought as they are, with no clearance or clean-up needed on your part.

Common questions
Do I need to disclose problems to you?
Yes, please — it helps us give you an accurate figure straight away. It’s also a legal point: in England and Wales, sellers answer questions about the property on the standard Property Information Form (TA6), including Japanese knotweed, flooding and disputes. Giving wrong answers can lead to a misrepresentation claim later. Telling us upfront protects you.
Will you really buy a property with Japanese knotweed?
Yes. Knotweed is treatable, and we factor treatment and any management plan into our offer. If there’s already a treatment plan with an insurance-backed guarantee, have the paperwork ready — it can help the price.
Do I have to clear it out first?
No. Hoarded, cluttered or furnished properties are fine. Take what you want, and leave the rest.
What about an insurance claim for fire or flood damage?
If there’s an open insurance claim, tell us, and tell your insurer before agreeing a sale — it can affect the claim. Your conveyancer will help you get the order of things right.
Is there anything you won’t buy?
Occasionally, yes — for example where there’s a serious legal problem with the title, or the numbers simply can’t work. We’ll tell you quickly and plainly, rather than leaving you waiting.
