Day 1
Tell us about your property
Postcode, property type and a little about your situation — online in about two minutes, or on the phone. There’s no obligation, and nothing you tell us is passed to anyone else without your permission.

Typically within 24–48 hours
We value it honestly
We use recent, comparable sold prices for your street and property type, rather than a generic postcode-wide estimate. We’ll tell you the figure and how we reached it. We’ll usually arrange a short visit too, so the figure reflects the property as it really is.

Typically day 3–10
We make a firm offer — or suggest a better route
You get it in writing, with the reasoning behind it. For a direct cash purchase, offers are typically around 75–85% of realistic open-market value, depending on condition, tenure and demand. If another route would genuinely serve you better, we’ll explain it. That might be a refurbishment purchase, a tenanted purchase or an open-market sale through a partner agent. Take the offer, negotiate it, or walk away. There’s no cost and no obligation at this stage.

Once you accept
Legal work begins
You instruct your own solicitor or licensed conveyancer, who acts only for you. They’ll carry out the usual checks: title, searches, and the standard property information forms. Because we buy in any condition, you won’t need to arrange repairs or wait for a buyer’s mortgage valuation, as an open-market sale typically would.

When both sides are ready
Exchange of contracts
Once both conveyancers are satisfied, contracts are exchanged. This is the moment the sale becomes legally binding. Before it, either side can still walk away. After it, neither can. On the open market, this is the point a sale can collapse right up to. With no chain and no mortgage lender involved, there’s far less that can go wrong on the way to it.

Typically 14–28 days from offer accepted
Completion
The funds are transferred to your conveyancer, and legal ownership passes to us. Completion can follow exchange within days, or on the same day if you need to move fast, subject to the legal work. It can also be set further out if you need time. Your conveyancer then pays off any mortgage and sends you the balance.
About timings
The ranges above are typical, not guaranteed. The main things that affect them are how quickly the legal paperwork comes together, whether a Grant of Probate is needed, and — for leasehold flats — how quickly the freeholder or managing agent responds. We’ll tell you honestly if we expect a delay.
Common questions about the process
Is there any cost or commitment before I accept an offer?
No. The call, the valuation and the written offer are all free, and you can walk away at any point before exchange of contracts without owing us anything.
Will you send a surveyor round?
We’ll usually arrange one short visit so we can see the property. It isn’t a formal survey, there’s no charge to you, and we can work around tenants, family members or an empty property. Because we buy in any condition, you won’t need to commission your own survey or fix anything first.
Can the offer change after I accept it?
Our written offer is based on what we’ve been told and what we’ve seen. It would only be revisited if the legal work uncovered something material that neither of us knew about — for example a title defect or an unexpected restriction — and we’d explain exactly why. We don’t gazunder: we won’t cut the price at the last minute to pressure you.
Can I choose my completion date?
Within reason, yes. Some sellers want to complete as fast as the legal work allows. Others need several weeks or months, for example to wait for a Grant of Probate or line up an onward move. We’ll agree a target date with you at the offer stage.
What will I need from my side?
Your conveyancer will ask for proof of identity (which is a legal anti-money-laundering requirement), the property’s title details, and the standard property information forms. If it’s a leasehold flat, they’ll also need the leasehold information pack from the freeholder or managing agent. If anything is missing, tell us early — we deal with incomplete paperwork regularly.
