Non-standard construction
Across England and Wales, many homes built in the decades after the Second World War used system-build methods instead of traditional brick and block. Well-known examples include BISF steel-framed houses and Airey, Cornish Unit, Wates, Unity and Reema concrete houses. Some were later designated defective under housing legislation.
Mortgage lenders vary. Some will lend on a repaired property with the right certificate, and others won’t lend at all. That shrinks the buyer pool and is a common reason sales fall through at survey. Because we don’t rely on a lender, it doesn’t stop us.
Period and older houses
Older homes often come with issues that a buyer’s survey flags: damp, roof coverings, dated wiring, or movement. We factor these into the price as they are. See property needing renovation.
Common questions
My house is ex-local-authority — is that a problem?
No. Most ex-local-authority houses are conventionally built and sell normally. Some are non-standard construction, which can limit mortgage options. Either way, we can buy.
How do I know if my house is non-standard construction?
Your title deeds, an old survey, or your buyer’s surveyor may say so. Common clues include concrete panels, a steel frame, or a known post-war estate built with a system method. If you’re unsure, tell us the address and we’ll help you find out.
Does it matter if it’s freehold?
Most houses in England and Wales are freehold, which keeps things simple. Some houses are leasehold. If yours is, see our leasehold page.
