Selling a property in London
Across inner London, much of the housing stock is Victorian and Edwardian terraces split into two or three flats, each on its own lease. Leases granted in the 1970s and 80s were often 99 years, and many of those have now fallen towards or below the 80-year mark, where extending gets noticeably more expensive and lenders start to hesitate.
Outer boroughs have more freehold houses, from interwar semis to post-war estates, alongside large ex-local-authority blocks where service charges and major-works bills can be significant. Since 2017, flats in taller blocks have also faced building-safety and EWS1 questions that can stall a sale for reasons entirely outside the owner’s control.
