Route 3 — landlord & tenanted purchase

Tenanted purchase: sell with your tenants in place.

We buy rental properties with the tenants still living there, so you don’t need to seek possession, face a void, or chase an empty-property buyer. The tenancy continues, and we take over as landlord.

How it works

  1. Tell us about the property and the tenancy — rent, deposit, length of tenancy, any arrears or issues.
  2. We value it on a tenanted basis, looking at the rent, the condition and comparable sales.
  3. You get a written offer. If a vetted investor buyer could do better for a particular property or portfolio, we’ll say so, and introduce them only with your permission.
  4. Completion. The tenancy and deposit transfer to the new owner. The tenants stay put.

England and Wales work differently

England

Since 1 May 2026, under the Renters’ Rights Act, most tenancies are periodic assured tenancies, and section 21 no longer applies. Getting possession to sell means using the specific possession ground for selling, with its own notice and restrictions.

Wales

Tenancies are occupation contracts under the Renting Homes (Wales) Act 2016. A landlord’s notice under a periodic standard contract is generally six months.

Common questions

Do I need to tell my tenants?

They’ll need to know about the change of landlord, and we’ll need to arrange access for a short visit, with proper notice. After completion, the new landlord details are provided to them as the law requires. We’re happy to handle that conversation respectfully.

What happens to the deposit?

The deposit, and its protection in an approved scheme, transfers to the new landlord at completion. Your conveyancer and letting agent (if you have one) will deal with the paperwork.

My letting agent manages it — does that matter?

No. We can work with your agent on access and documents, and discuss whether their management continues after the sale.
